Do I need a lift? The NCC D4D4(f) 200 m² concession for NSW commercial buildings
Does a two-storey office, shop or clinic in NSW need a lift? Not always. Measure your upper floor before you price one.
- NCC 2022 clause D4D4(f): in a Class 5, 6, 7b or 8 building of no more than three storeys, a ramp or passenger lift isn't required to storeys other than the entrance storey where each of those storeys is 200 m² or less.
- Other access features still apply on those levels.
- Go over 200 m² on any non-entrance storey and the concession no longer applies.
- If you need a lift, NCC Part E3 limits which lift types count for access, including platform lifts.
- Alterations to existing buildings are assessed differently. Your certifier confirms which concession applies.
