A building can look compliant on paper and still fail people at the front door, at the reception counter, in the toilet, or along the path of travel. It should help project teams identify where accessibility breaks down in real use, where code risk sits, and what can be reasonably upgraded without compromising buildability or operations.
For developers, architects, facility managers and approval stakeholders, the value of an access audit is not just finding defects. It is understanding which issues create legal exposure, which affect equitable access most directly, and which can be resolved efficiently through design, documentation or staged works. A useful checklist supports that process, but only when it is tied to the building type, the applicable standards, and the actual user journey.
What an access audit checklist for buildings should cover
An effective checklist follows the sequence a person experiences, not just the order of a drawing set. That usually starts before someone enters the building and continues through circulation, amenities, services, wayfinding and emergency considerations. Review entry points and threshold conditions
The main entrance should be obvious, dignified and usable without special assistance wherever possible. Intercoms, access control readers and doorbell systems should sit within accessible reach ranges and be operable by a wide range of users.
It is also worth looking at whether the nominated accessible entrance is genuinely equivalent to the primary entrance. A side entry through a service lane may satisfy a narrow technical interpretation in some contexts, but it can still create poor user experience and reputational risk. Equitable access is not only about getting in. It is about how people are expected to enter.
Check the accessible path of travel inside
Once inside, the path of travel becomes the core of the audit. Corridors, lobbies, doors, floor surfaces, ramps, lifts and circulation spaces need to work together as a continuous system. One compliant element does not compensate for a failure in the next.
At this stage, the checklist should test both dimensions and usability. Are passing spaces available where they are needed? Do floor finishes create slip or trip risk? Are door closers set too heavily for independent operation? Are lift controls, audible announcements and landing information accessible to people with sensory as well as mobility impairments?
In existing buildings, internal circulation is often where trade-offs arise. Structural walls, risers and tenancy layouts can make full rectification difficult. That does not remove the need for improvement, but it may shift the conversation towards alternative design responses, performance-based assessment, or staged upgrade priorities. A checklist should flag those areas early so the response can be strategic rather than reactive.
Audit sanitary facilities properly
Accessible sanitary facilities are among the most scrutinised elements in any access audit, and for good reason. They are frequently included in approval pathways, highly visible in complaints, and expensive to rectify once complete.
A proper review goes beyond confirming that an accessible toilet exists. The checklist should consider location, unisex and ambulant provision where required, circulation around fixtures, door swing, latch-side clearance, pan position, grabrail configuration, basin design, mirror placement, fittings, shelf space, sanitary disposal, backrest provision and emergency call systems where relevant.
Parents' rooms, change facilities and showers may also need review depending on the building class and use. In education, aged care, childcare and SDA contexts, the checklist often needs to go further than minimum code because user needs are more specific and operationally significant.
Counters, services and shared amenities
Buildings are used for tasks, not just movement. Reception counters, service desks, meeting rooms, retail points, communal kitchens, mail rooms and shared facilities all need to be checked for accessibility. This is where many technically compliant buildings become frustrating in practice.
The checklist should test whether people can approach and use these elements independently. That includes counter heights, knee clearance, hearing augmentation where required, reach ranges, queuing space, seating options, and door hardware to shared rooms. In workplaces and public buildings, these details influence whether access is equal or merely nominal.

Signage, wayfinding and communication
Accessibility is not only a physical issue. If a building is difficult to read, navigate or understand, access is reduced even where dimensions comply.
